How to identify deteriorating mortar joints before they become expensive structural problems

Mortar is the unsung hero of brick construction — it holds everything together, keeps water out, and allows the structure to flex slightly without cracking. But mortar doesn't last forever. That white, chalky deposit you sometimes see on brick walls is efflorescence — mineral salts carried to the surface by water moving through the masonry. It's not harmful to the brick itself, but it's a clear sign that water is moving through your mortar joints. Address the mortar and the efflorescence typically stops reappearing.

Spalling Brick Faces

When brick faces begin to flake or break away, it's often the result of water that entered through failing mortar and froze inside the brick. Paducah's freeze-thaw cycles are hard on brick — water expands 9% when it freezes, enough to fracture brick over time. Spalling indicates that mortar failure has already allowed water into the system. Brick repair plus tuckpointing is needed at this stage.
